How much will it cost?
Being a nibble company and building custom, allows us to accommodate reasonable budgets. Cost varies by size of structure and options you choose. Typically, you can estimate $110 per finished square foot. However, we can reduce cost by producing a partial finish. (see Partial Build section below)
Finished Example: You want a finished ADU for an aging parent and select a building 14 ft. x 44 ft. (6 ft. of length being porch). You can estimate as follows: 14 x 38 = 532 sq. ft. | 532 sq. ft. x $110 = $58,520
On average, most homes are close to this $110/ sq. ft. Certain options can affect pricing.
*Caveat to Pricing: smaller size buildings less than 400 sq. ft. will generally cost more per sq. ft.
Partial Build Pricing Available
To minimize upfront cost, you may choose to finish the unit on your own. To do so, we work with you to provide a partially complete building. This is where we complete the things you are not confident doing and then let you take over. This allows for a custom home design with your personal touch. All structural elements must be done but you can DIY things like fixtures, cabinets, and flooring.

Are there other costs?
There is a cost for delivery. This cost is a direct pass through to the trucking company. (commercial DOT approved transport as required) The cost of delivery varies based on the size of home, and your location. We will disclose this estimated delivery cost up front once we know what home size you want and where it is going. Generally, very long distances are cost prohibitive. (>400miles)
Also, because homes may take 6 months to build the actual delivery cost may vary some based-on trucking cost at time of delivery compared to the time of quote. This variation is generally insignificant but may be noticeable.
There is also the cost of your site preparation. Generally, you will need 100-200amp electrical service available, water connection, and drain/septic. Depending on your location your local building department may require a concrete slab for the foundation. Please connect with us to help you know what you may reasonably expect.
